Fair housing
Juniper & Doors follows all federal, state, and local fair housing laws. We don’t discriminate based on race, color, religion, sex (including sexual orientation and gender identity), disability, familial status, national origin, or, where local law protects it, source of income.
To request a reasonable accommodation or modification, call or text (208) 247-1587.
Income
- Combined verifiable household income of 2.5× the monthly rent.
- We qualify you on income you receive consistently each month. Bonuses are considered, but they usually aren’t monthly income.
- Venmo, cash deposits, and inconsistent income sources don’t count as verifiable income.
- We count all other lawful, verifiable income, including employment, self-employment, and benefits.
- We don’t accept Housing Choice Vouchers.
Credit
- A credit score of 575 or above can be approved. A score of 574 or below is an automatic denial.
- When several people apply for one home, the lowest credit score in the group decides any additional deposit or a denial.
- No more than 3 accounts in collections or charged off, and none in the last 12 months.
- No utility accounts in collections or charged off.
- No collections or charge-offs from a landlord or management company in the last 3 years.
- No bankruptcy in the last 5 years.
- No more than 2 accounts 60 days delinquent.
- Medical and student debt may be left out of the collection and delinquency limits, at our discretion, when the rest of your credit meets these criteria.
- Applicants with credit history that is less than 6 months old will require an additional deposit if approved.
- Co-signers are not accepted for credit that does not meet the above criteria.
Rental history
- 3 years of rental history, with contact information for each landlord. Living with parents or other direct family doesn’t count.
- First-time renters may need a co-signer, at our discretion.
- Your history should be free of excessive late or returned payments, damage to the home, illegal activity, a landlord refusing to rent to you again, eviction, and improper notice to a former landlord.
- If we can’t verify your rental history, or it doesn’t meet these standards, we may ask for an additional deposit.
- If you own your current home, we may ask for a current mortgage statement or a signed lease showing rent paid.
- An open balance owed to another landlord is an automatic denial.
- An eviction in the last 7 years is an automatic denial.
Background
- Misdemeanors must be more than 3 years old, and we’ll consider them at our discretion.
- Felonies must be more than 5 years old, and we’ll consider them at our discretion.
- We don’t apply blanket bans based on arrest records.
References
- One personal reference and one family reference, each with a name and phone number.
- If you list your current employer or landlord as a reference, we may ask for more.
Co-signers
- Co-signers are accepted at our discretion.
- A co-signer needs a credit score of 725 or above and verifiable income of at least 4× the monthly rent, and must meet every other requirement.
Pets & animals
- Not every home allows pets. Pet policy is on each listing.
- Pet fees, if any, are listed on each property.
- Every pet or animal living in the home needs a pet profile.
- For an emotional support animal, send documentation from a licensed health care provider with your application. We verify it before move-in.
- Assistance animals are not pets. Pet fees and deposits don’t apply to them, and we ask only for the documentation the law allows.
Smoking
Smoking and vaping are not permitted inside the home or anywhere on the property.
Renters insurance
Renters insurance is required, with at least $100,000 in liability coverage. You can use any provider.
Fees & deposits
- Application fee: $40 per adult, non-refundable.
- Security deposit: listed on each property, and due in full within 72 hours of the lease being fully signed.
- Deposits are returned with an itemized statement within 21 days of move-out, per Idaho law.
How applications work
- Each adult 18 or older applies separately and uploads a full set of documents, including a government-issued photo ID.
- An application is complete when we have every document for every applicant on the home. Documents must be legible and verifiable.
- Decisions can come in as little as 1 business day. They can take longer, depending on how complete your application is and how quickly employers, past landlords, and references respond.
- We weigh everything together: credit, income, previous landlord feedback, employment, criminal records, and references.
- Applications are processed in the order they are completed.
- We keep accepting applications until a lease is fully signed and the security deposit is paid in full.
- Once a lease is sent, every applicant has 48 hours to sign it. After that, the lease may be cancelled and we move on to the next applicants.
- A sample copy of our lease is available on written request.
- Incomplete or falsified applications may be denied.
- These criteria were last updated 29 September 2026 and may change. The criteria in effect on the date of your application apply.
