What it costs to get started
No surprises, no gotchas: you see every fee before you sign. Setup is due when you sign the management agreement. The first-tenant fee comes out of your first owner payout after we place a tenant. After that, you pay 8% of the rent we collect, and $0 when a tenant renews.
Getting a home rent ready can bring costs that aren’t our fees, like cleaning and minor repairs. When we walk through your home, we’ll tell you what it needs.

Is this really every fee?
These are our typical monthly fees you’ll encounter. Any additional fees deal with specific situations, like evictions or project management, and are spelled out in the management agreement, which we’ll send you a copy of before you decide.
Why a percentage and not a flat monthly fee?
Our monthly percentage is based on rent actually coming in. If your home sits vacant, there’s no management fee. We wouldn’t feel right charging you a flat fee when you’re not making money.
What does it cost to switch from another manager?
Setup is normally $495 per property. If you're switching an occupied rental (tenants in place) from another manager, we waive it for agreements signed by Dec 31, 2026. We work with your current manager to make the transition smooth. Be sure you check your current agreement for termination terms.
What is the property reserve?
A $300 balance we keep for each property. We ask you to fund the reserve at start up to help cover small bills like utilities as they come up. Typically, with a placed tenant, it’s refilled from rent as it is used. It covers small repairs and non-tenant utilities without delay, so the home stays in good working order. It is your money, not a fee, and it is returned to you at the end of our agreement.
Are there discounts for multiple homes?
No. Every home gets the same rates, whether you have one or twenty.
