Kuna property management

Kuna rents for less than Meridian and fills with people who work there. The management math only works if the fees are small and fixed. Ours are.

Renting out a home in Kuna

Kuna is where a flat percentage matters most. On a $2,000 rent, a competitor’s 10% plus a monthly admin fee is real money against a thinner return, and it is the same work as a home in Eagle.

$40 Application fee, per adult
21 days Deposit returned, by Idaho law
8% Of rent collected, monthly
0 Kuna tenant ordinances

What that means in practice

  • 8% of rent collected, and nothing monthly on top of it. No admin fee, no technology fee, no minimum per door.
  • Repairs are billed at what the vendor charged, with no markup, and anything over $300 waits for your approval.
  • One City account covers water, sewer, trash, and in many neighborhoods the pressurized irrigation, which makes a Kuna move-in simpler than a Boise one.

Kuna rules worth knowing

Kuna has no renter-protection ordinances of its own. Idaho law governs, and it is the same law in every city on this site.

What Idaho law sets

The same four things in every city we serve: deposits returned within 21 days with a written itemization, no cap on application fees or deposits, no source-of-income protection outside Boise, and federal fair housing throughout, which means an assistance animal is never charged a pet fee.

The owner FAQ covers each one in full.

What we do anyway

We charge $40 per adult in Kuna and publish the screening criteria before anyone pays it. On a home renting around $2,000, an application fee is a real barrier, and charging several adults in one household adds up fast.

Deposits come back with an itemization inside 21 days. See every owner fee, or read the rental criteria a tenant is screened against.

Kuna questions

What does property management cost in Kuna?

The same as everywhere else we work: 8% of rent collected, $495 to place a tenant, $495 one-time setup per home, and $0 to renew the same tenant. Repairs are billed at vendor cost with no markup. See every fee.

Do you manage homes in an HOA?

Yes. We review the CC&Rs before listing to find any HOA rental rules, and we can help with HOA correspondence and confirm current HOA requirements as needed.

Do you charge tenants junk fees?

No. There is no resident benefit package and no monthly add-on. Paying rent online carries only the processing fee our payment provider charges, which we pass on as charged. Tenants pay rent, their own utilities, and whatever the lease says about pets.
