Welcome home

Here is everything to take care of before and after move-in day.

What’s due before day one?

  • Your signed lease, deposit, and first month
  • Utilities in your name
  • Renters insurance, $100,000 liability or more
  1. Before move-in

    • Sign your lease and pay the deposit and first month. We’ll send you how, or call or text us
    • Set up utilities in your name (Idaho Power, Intermountain Gas, and your city’s water, sewer, and trash)
    • Get renters insurance with at least $100,000 liability coverage
    • Download the free RentCheck app when we text you the invite. The move-in report is completed in it, and it’s required
    • Set up how you’ll pay rent. Call or text us
  2. Move-in day

    • Confirm your move-in time and how you’ll get the keys
    • Start your move-in condition report in the RentCheck app, with photos of every room
  3. First week

    • Finish the move-in condition report in RentCheck within 3 days
    • Test smoke and CO detectors
    • Find the water shutoff, breaker panel, and furnace filter
    • Boise residents: read the City’s tenant rights notice (we send the link)

The move-in report

We text you an invite to RentCheck, a free app that walks you through the report room by room. Completing it there is required. Photograph every room within 3 days of moving in. The report is the baseline for your move-out inspection, so good photos now protect your deposit later.

Your deposit comes back with an itemized statement within 21 days of move-out.

Common questions

Which utility companies serve my home?

Your welcome email lists providers for your address. See who provides utilities in Boise, Meridian, Eagle, Kuna, and Star.

How does the RentCheck move-in report work?

We text you an invite with a link and a code. Download the free app and it shows you what to photograph in each room. You can pause and pick it back up whenever it suits you, and it must be finished within 3 days of moving in.

What if something is already damaged when I move in?

Photograph it in your RentCheck move-in report within 3 days. We compare your move-out inspection against that report.

Do I need renters insurance before move-in?

Yes, it is due before day one. Coverage needs to be at least $100,000 liability, from any provider.

Does everyone on the lease need the RentCheck app?

No. One person on the lease completes the inspection.

Can I paint or mount a TV?

Ask us first. Call, text, or email. Most small changes are fine with approval.
