How fast do I get my deposit back?
Within 21 days of move-out, with an itemized statement and photos for any deduction.
Give notice
Email written notice to [email protected] at least 30 days before your move-out date, or as your lease requires.
Prep the home
Use the cleaning checklist below, including professional carpet cleaning by an approved vendor. We can also recommend cleaners.
Inspect and return keys
Finish your RentCheck move-out inspection, then return all keys, fobs, and remotes by 5pm on move-out day. Leave your forwarding address.
Get your deposit
We compare against your move-in report and return the deposit with itemization within 21 days.
Cleaning checklist
- Remove all belongings and trash
- Clean the inside of the fridge, oven, microwave, and dishwasher
- Wipe cabinets, counters, and baseboards
- Clean bathrooms, including tubs, toilets, and mirrors
- Vacuum and mop all floors
- Replace burned-out bulbs and the HVAC filter
- We’ll confirm whether to patch small nail holes
- Mow and tidy the yard
- Professional carpet cleaning by a Juniper & Doors approved vendor is required. You schedule it and pay for it
- On move-out day, transfer utilities out of your name and into Juniper & Doors’ name. Don’t disconnect service
About your deposit
Idaho law requires us to return your deposit, or an itemized statement of deductions, within 21 days after you move out. Leases may extend this to 30 days.
Your move-out inspection is completed in the free RentCheck app and is required; we text you the invite. We compare it with your move-in report.
Normal wear and tear is not deducted. Every deduction comes with before-and-after photos.

Is carpet cleaning required?
Yes. Professional carpet cleaning is required at move-out, and only a Juniper & Doors approved vendor can do it. You schedule it and pay for it. Call or text (208) 247-1587 for the approved vendors.
What do I do with my utilities?
On move-out day, transfer them out of your name and into Juniper & Doors’ name as of that day. Please don’t disconnect service.
What happens with small nail holes?
We confirm at move-out whether they need patching.
Can my deposit cover my last month’s rent?
Rent is due through your move-out date. Your deposit is returned separately, within 21 days of move-out, with an itemized statement.
How is my deposit sent?
By ACH.
