Your tenant, deposit, and payout
Your tenant and their lease
Your tenant stays, and their current lease stays in place until we sign a new one with them. We tell your tenant when we’re taking over and what they need to do.
Their security deposit
Your current company sends the deposit to us, and we hold it in a separate account used only for security deposits until move-out. The return follows the time set in the signed lease: Idaho allows 21 days, or up to 30 if the lease says so.
Your monthly payout
Rent moves to us at the start of the next rent cycle. From then on you’re paid by direct deposit on the 10th of each month.
How the switch works
Your current agreement’s notice period sets the pace. Most are about 30 days.
Day one
Call or text us, and together we read your current agreement and set your handoff date.
Within a few days
You sign with us online and connect a bank for payouts. We give you a short letter to send your current company.
Notice period
We collect the records, the deposit, and the keys, and tell your tenant what’s changing.
Handoff
We walk the home and photograph it. Rent comes to us from the next cycle, and your payouts start.

Questions owners ask
Can I do this from out of state?
Yes. Everything is signed online, and we walk the home in person for you.
What if my current company is slow to hand things over?
We follow up with them for you until we have the records, the deposit, and the keys. We tell you when each piece arrives, and if something is held up, what’s missing and what we’re doing about it.
Does my current company charge to leave?
Some do. Your agreement says how much notice to give and whether there’s a fee. Send it to us and we’ll find both before you give notice.
Can I switch in the middle of a lease?
Yes. Rent moves to us at the start of the next rent cycle after the handoff.
