Star nearly doubled in a decade, and a growing city means growing paperwork. The fees stay the same as everywhere else. So does the care.
Renting out a home in Star
Star adds no tenant ordinances of its own. What it adds is a sewer and water district that bills the owner by default, and a rental registry the City has been drafting.
What that means in practice
- Water and sewer bill the owner unless we change that. The Star Sewer & Water District bills the legal owner or the management company. With your authorization we file the District’s billing directive to put the account in the tenant’s name, and we watch the balance.
- Pressurized irrigation in a subdivision is usually run by the HOA or a water users’ association, not the City. We confirm who before the home is listed.
- HOA rental rules are read before a home goes on the market, not after an application arrives.
- The City has been drafting a registry for single-family rentals. We track it, and if it applies to your home we will tell you what it asks for.

Star has no renter-protection ordinances of its own. Idaho law governs, and it is the same law in every city on this site.
What Idaho law sets
The same four things in every city we serve: deposits returned within 21 days with a written itemization, no cap on application fees or deposits, no source-of-income protection outside Boise, and federal fair housing throughout, which means an assistance animal is never charged a pet fee.

What does property management cost in Star?
The same as everywhere else we work: 8% of rent collected, $495 to place a tenant, $495 one-time setup per home, and $0 to renew the same tenant. Repairs are billed at vendor cost with no markup. See every fee.
Do you manage homes in an HOA?
Yes. We read the CC&Rs for rental restrictions, minimum lease terms, and tenant registration before the home goes on the market, and we handle the HOA correspondence after that.
Do you charge tenants junk fees?
No. There is no resident benefit package, no convenience fee, and no monthly add-on. Paying rent online carries only the processing fee our payment provider charges, which we pass on as charged. Tenants pay rent, their own utilities, and whatever the lease says about pets.
