In as little as 1 business day. It can take longer, depending on how complete your application is and how quickly employers, past landlords, and references respond. We tell you why if the answer is no.
Sign and move in
Everyone signs the lease online within 48 hours. The deposit is due within 72 hours of the lease being fully signed, then you get your move-in details.
Documents to upload
Your application is complete when we have every document for every applicant. They must be legible and verifiable.
- Photo ID: a valid, current government-issued ID, like a driver’s license or passport.
- Bank statements: 2 months of complete statements showing your income deposits, downloaded from your bank, not screenshots. Your full name and address must show. Black out the account numbers.
- W-2 employees: your last 2 months of pay stubs.
- Self-employed: your last 2 years of tax returns. A 1099 for the most recent year works, along with the prior year’s return.
- New job or relocating: a signed offer letter on company letterhead with the date, your name, position, start date, and whether it’s full-time, part-time, or per diem.
- Emotional support animal: documentation from a licensed health care provider.
Details to have on hand

- References: one personal and one family, each with a name and phone number.

Common questions
Can I apply before I tour?
Yes, but we recommend touring first.
How much is the application fee?
$40 per adult, and each adult 18+ applies separately. Application fees are non-refundable.
How much income do I need?
Combined verifiable household income of 2.5× the monthly rent. We qualify you on income you receive consistently each month; bonuses are considered, but they usually aren’t monthly income. Venmo, cash deposits, and inconsistent income don’t count as verifiable. We consider all other lawful, verifiable sources of income.
I’m self-employed. What do I need to qualify?
Your last 2 years of tax returns, or a 1099 for the most recent year along with the prior year’s return, plus 2 months of bank statements.
Do you accept housing vouchers?
No. We don’t accept Housing Choice Vouchers. We consider all other lawful, verifiable sources of income.
What about pets?
Pet policy and fees are on each listing. Every pet or animal living in the home needs a pet profile; bring vaccination records if you have them. A pet deposit may be required, so check the listing or your lease for details.
What credit score do I need?
575 or above can be approved, and 574 or below is an automatic denial. When several people apply together, we use the lowest score in the group. Applicants with credit history that is less than 6 months old will require an additional deposit if approved. See the rental criteria.
Can I use a co-signer?
At our discretion. A co-signer needs a credit score of 725 or above and income of at least 4× the rent, and must meet every other requirement. First-time renters may need one. Co-signers are not accepted for credit that does not meet the credit criteria.
What happens if I’m denied?
You get an adverse action notice naming the reason and the screening company used, as required by law.
