Meridian property management

Most Meridian rentals are newer homes inside an HOA. The lease is the easy part; the CC&Rs, the irrigation district, and the City’s rental paperwork are the work.

Renting out a home in Meridian

Meridian adds no tenant ordinances of its own, so Idaho law sets the terms. What it does add is administration, and most of it lands before the first tenant moves in.

$40 Application fee, per adult
21 days Deposit returned, by Idaho law
8% Of rent collected, monthly
0 Meridian tenant ordinances

What that means in practice

  • We read the CC&Rs before listing: rental caps, minimum lease terms, tenant registration, and parking all vary by subdivision.
  • Pressurized irrigation belongs to your HOA or district, not the City. We confirm who bills it and who is responsible for turning it on.
  • The City’s Tenants Addendum and Billing Directive get filed so the utility account stays attached to the property, not to a departing tenant.

Meridian rules worth knowing

Meridian has no renter-protection ordinances of its own. Idaho law governs, and it is the same law in every city on this site.

What Idaho law sets

The same four things in every city we serve: deposits returned within 21 days with a written itemization, no cap on application fees or deposits, no source-of-income protection outside Boise, and federal fair housing throughout, which means an assistance animal is never charged a pet fee.

The owner FAQ covers each one in full.

What we do anyway

Nothing on that list stops an owner from charging a $75 application fee in Meridian. We charge $40 per adult, publish our screening criteria before anyone applies, and return deposits with an itemization inside 21 days. See every owner fee, or read the rental criteria a tenant is screened against.

Meridian questions

What does property management cost in Meridian?

The same as everywhere else we work: 8% of rent collected, $495 to place a tenant, $495 one-time setup per home, and $0 to renew the same tenant. Repairs are billed at vendor cost with no markup. See every fee.

Do you manage homes in an HOA?

Yes. We review the CC&Rs before listing to find any HOA rental rules, and we can help with HOA correspondence and confirm current HOA requirements as needed.

Do you charge tenants junk fees?

No. There is no resident benefit package and no monthly add-on. Paying rent online carries only the processing fee our payment provider charges, which we pass on as charged. Tenants pay rent, their own utilities, and whatever the lease says about pets.

For a rental, the tenant completes the City’s Tenants Addendum and the owner or manager completes a Billing Directive. The City charges a one-time $20 fee, and the account stays with the property. Checked September 2026. Providers can change, so confirm with the provider before a move.

What would your Meridian home rent for?

A rent range for your address, how long it should take to lease, and an estimate of our fees. Every report is custom built for your home, and we read each one before it goes out.
