Money

How much do you charge?

8% of rent collected. New placement is $495. Renewing the same tenant is $0. Setup is $495 per property. See every fee.

How and when do I get paid?

Monthly by direct deposit, on the 10th of the month.

What reports do I get?

An itemized owner statement every month, and a year-end 1099 and cash flow summary each January. Looking for something specific? We can run a custom report.

Do you hold a property reserve?

Yes. It’s a $300 balance we keep for each property. You fund it at startup, and once a tenant is placed it’s typically refilled from rent as it’s used. It covers small repairs and non-tenant utilities without delay, so the home stays in good working order. It’s your money, not a fee, and it’s returned to you at the end of our agreement.

Who handles my taxes?

You do. Property tax, income tax, and any other tax on the home stay with you and your tax advisor, and we do not pay or manage tax payments. We give you monthly statements and a year-end 1099 to hand to them.

Who holds the security deposit?

We hold it in a separate account used only for security deposits and handle the itemized return within Idaho’s 21-day deadline.

Do you pay utilities?

While the home is vacant, we put the utilities in Juniper & Doors’ name, and the charges stay yours until a tenant moves in. Tenants then pay the utilities their lease assigns them. If a tenant leaves a property-tied bill unpaid, such as water, the owner can still be liable for it. Juniper & Doors is never responsible for utility costs.

Do you pay HOA dues?

HOA dues are always the owner’s responsibility. We can pay HOA invoices on your behalf from your owner funds, but the charges stay yours.

Can you pay my mortgage?

No. You pay your mortgage directly. We can’t make or process mortgage payments for you.

Leasing

How do you set the rent?

We aim for a rent that’s competitive in today’s market, set from comparable homes for rent nearby.

Can I choose the tenant?

In short, no. To keep things fair, every application is held to the same minimum criteria. Once an applicant meets them, we let you know we’ve found your tenant.

Do I have to allow pets?

No, but allowing pets usually means a home rents faster. Assistance animals are protected under federal law and must always be allowed.

Do I have to accept housing vouchers?

No. We don’t accept Housing Choice Vouchers (Section 8) on homes we manage. Boise requires landlords to consider any lawful, verifiable income (wages, self-employment, benefits, child support, retirement), but since Idaho House Bill 545 took effect on 1 July 2024, that no longer extends to Housing Choice Vouchers. Meridian, Eagle, Kuna, and Star have no source-of-income rule at all.

Summaries, not legal advice. Checked September 2026.

What condition does the home need to be in?

Clean, safe, and with working systems. During onboarding, we work with you on what the home needs to be rent ready.

Maintenance

Do I approve repairs?

We approve repairs at or under $300 on your behalf, and you’re still notified of every repair. Anything over $300 needs your approval. An emergency that puts the home or a tenant’s health and safety at risk is handled right away, and we notify you as soon as we can.

Do you mark up repairs?

No. You see the vendor’s invoice in your portal, and the charge on your owner statement always matches it.

Can I use my own vendor or do repairs myself?

We start with our network of trusted, qualified vendors. You’re always welcome to recommend a vendor you prefer, and we can ask them for a bid. To protect everyone, every vendor working on a managed home must be licensed and insured.

The agreement

Can I preview the management agreement?

Absolutely. Ask, and we’ll send you the current version before you decide.

Is there a contract length?

No. Either of us can end the agreement with 30 days’ written notice. It’s a two-way street: we both have to be happy with the working relationship.

Will you take over a home with a tenant in place?

Yes. We work with your current management company to make the handoff as smooth as possible for everyone.

What if I want to sell?

It’s your home, so you can sell it. We’ll coordinate the handoff to your agent.
