Eagle property management

Eagle homes rent for more, sit longer, and cost more to put right when screening goes wrong. The care is the same; the margin for error isn’t.

Renting out a home in Eagle

Eagle adds no tenant ordinances of its own. What it adds is infrastructure that changes address by address, and one billing rule that can follow an owner to their property tax bill.

$40 Application fee, per adult
21 days Deposit returned, by Idaho law
8% Of rent collected, monthly
0 Eagle tenant ordinances

What that means in practice

  • Sewer charges attach to the property. An unpaid Eagle Sewer District balance can be certified to the county and collected with property taxes. We get a copy of the sewer bills to make sure payments stay current.
  • Water depends on the address. Some homes are on City of Eagle Water, others on Veolia, and some are on a private well.
  • Septic systems are still common outside the City service area. We make sure tenants know the home is on septic and what that means for them.

Eagle rules worth knowing

Eagle has no renter-protection ordinances of its own. Idaho law governs, and it is the same law in every city on this site.

What Idaho law sets

The same four things in every city we serve: deposits returned within 21 days with a written itemization, no cap on application fees or deposits, no source-of-income protection outside Boise, and federal fair housing throughout, which means an assistance animal is never charged a pet fee.

The owner FAQ covers each one in full.

What we do anyway

A higher-rent home is exactly where an application fee tends to drift upward, because the market will bear it. We charge $40 per adult in Eagle, the same as every other city we serve, and publish the screening criteria before anyone pays it.

Deposits come back with an itemization inside 21 days whether the home rents for $1,600 or $4,200. See every owner fee, or read the rental criteria.

Eagle questions

What does property management cost in Eagle?

The same as everywhere else we work: 8% of rent collected, $495 to place a tenant, $495 one-time setup per home, and $0 to renew the same tenant. Repairs are billed at vendor cost with no markup. See every fee.

Do you manage homes in an HOA?

Yes. We review the CC&Rs before listing to find any HOA rental rules, and we can help with HOA correspondence and confirm current HOA requirements as needed.

Do you charge tenants junk fees?

No. There is no resident benefit package and no monthly add-on. Paying rent online carries only the processing fee our payment provider charges, which we pass on as charged. Tenants pay rent, their own utilities, and whatever the lease says about pets.

Water depends on the address, so check the City’s service area map. Some Eagle homes use private wells or septic. Eagle Sewer District bills stay with the property, and unpaid balances can be added to property taxes, so owners should watch tenant sewer balances. Checked September 2026. Providers can change, so confirm with the provider before a move.

What would your Eagle home rent for?

A rent range for your address, how long it should take to lease, and an estimate of our fees. Every report is custom built for your home, and we read each one before it goes out.
