# Pricing: Juniper & Doors

Owner fees for property management of rental homes in Boise, Meridian, Eagle, Kuna, and Star, Idaho. The same rates apply to every home, as of 14 Sep 2026. The signed management agreement is the contract.

## Owner fees

- Monthly management: 8% of rent collected
- Tenant placement: $495 per new tenant
- Lease renewal (same tenant): $0
- Property setup: $495 per home, due when the agreement is signed (waived for occupied rentals switching management, agreements signed by Dec 31, 2026)
- Repair markup: $0; owners pay the vendor's invoice
- Property reserve: $300 per home, held for routine repairs
- Inspections: $0

## Getting started

- At signing: $495 setup
- After the first tenant is placed: $495, taken from the first owner payout
- Then: 8% of rent collected each month

## Terms

- Owner payout: monthly by direct deposit, on the 10th of the month
- Repair approvals: repairs at or under $300 are approved on the owner's behalf
- Agreement length: none; either side ends it with 30 days' written notice

## Tenant-paid

- Application fee: $40 per adult
- No resident benefit package or monthly add-on fees
